Storage unit cleanout Seattle before and after: a unit cleared between tenants

  • October 29, 2026

A property manager called us about a storage unit in Seattle. The last tenant was gone, their things were not, and the unit couldn't be rented again until it was cleared. This storage unit cleanout Seattle before and after story covers that job and what to expect if you're in the same spot.

We're Junk B Gone, a family-founded Seattle junk removal company since 1989. Below is the job first, then the practical part: how a call, estimate and pickup work, what we take, and what our $99 minimum means.

What came out of the Seattle storage unit

The unit held what a lot of storage units hold after a long rental: a table and some chairs, cardboard boxes, bags of clothing and trash bags, plus an old appliance. Some of it looked usable. Some of it was plainly trash.

The property manager didn't want to sort through someone else's belongings, and they didn't have to. Henok and the crew did all the lifting and carrying. That's how every storage unit cleanout works with us. You show us what goes, and we handle it from there.

The one job left for the property manager was getting us in. Most storage facilities use gate codes or set access hours, so check with the facility and pass the details along before pickup day.

Storage unit cleanout Seattle before and after: ready for the next tenant

The reason for the call was simple. The unit had to be cleared before it could go back on the market, and every day it sat full was a day it couldn't be rented.

In the before photo you can see the boxes, trash bags, chairs and table. In the after photo, that load is gone, and the property manager had a unit ready for the next tenant.

For anyone managing rentals, turnover time costs money, and the cleanout is often the step that holds up the rest. Once the space is clear, cleaning, repairs and listing can start.

How a storage unit cleanout Seattle project works

If you're a property manager, landlord or business owner with a unit to clear, this is how it goes with us.

Call. Phone us at (206) 722-4285. Tell us where the unit is, roughly what's in it, and how we'll get through the gate.

Estimate. Estimates are free. We look at what's there and give you a price before anyone lifts anything.

Pickup. Jobs run Monday through Saturday. The crew does all the lifting, so you don't move a single box. If you're between tenants and working against a date, tell us when you need the unit back.

Price. Our minimum is $99. Above that, the price depends on what you're getting rid of, and you'll hear the number at the estimate.

One more thing before you book. If the belongings were left behind by a former tenant, there may be rules about how long you have to hold them and what notice you owe. Check your lease and the current rules with the city or King County before anything gets hauled.

What we take from storage units and where it goes

We take most of what ends up in storage: furniture, boxes of household goods, clothing, small appliances, tools and bags of trash. If the unit is mostly couches, tables and dressers, our furniture removal Seattle page covers that side of the work.

About 80% of what our crews haul is donated or recycled. Usable unwanted stuff, like furniture and household goods, goes to local charities. Mattresses are donated or recycled. Recycling goes through private recycling partners across King County.

Some items, like paint, chemicals and certain electronics, have their own disposal rules. Check the current rules with the city or King County, and mention those items when you call so we can tell you what we can take.

Garage, home and Renton storage cleanouts

A storage unit is often only part of the overflow. If there's more at the house or the shop, the same crew and the same free estimate cover it.

For the rest of the space, see our garage cleanout Seattle and home cleanout Seattle pages. For another job south of the city, read about a garage and storage cleanout in Renton that went from packed to parked.

If you manage several units, tell us when you call. It's easier to plan pickups when we know what's coming.
